*Flat Fee Listing Commission and Buyer Rebate Conditions:
1. 
Commission fees and buyer rebates may vary depending on the location and condition of the property and other factors.  Fees are disclosed at time of initial consultation. 
2.  $3,000 Selling Listing Fee does not include the Co Op commission, if any, agreed upon by seller to be paid to the other agent.  The Co Op commission structure is disclosed and fully discussed with the seller at time of listing which can be subsequently changed in the course of negotiation of submitted offers.   
3.  Buyer Rebates are subject to additional terms and conditions, require lender approval and must be disclosed on the closing settlement statement.  Certain loan programs such as reverse mortgages, prohibit buyer rebates such that the appropriate price reduction is negotiated to effectuate the same net cost.
4.  An additional $200.00 Transaction Fee payable to Signature Real Estate is collected at closing.
